If you’re a first time home buyer with bad credit, you may know that the FICO score is important for everything from getting utilities turned on to buying a car. You may be like most people and not even know your score. For most types of loans you need to have a score of 640 or higher. If your score is below 640 there are still possibilities. There are some loan programs that will consider you even if you have a lower credit score. I also work with a team of professionals that can help you with major or minor credit clean up. In the event that your score is below the minimums, there are still financing options for you. The first is seller financing. This is where the seller acts as the bank. There are less strict qualifications needed to get into one of these homes, but you do have to have a little bit more of a down payment. The second is lease purchase. People may know this as rent to own. With rent to own you’re going to be making a payment to the seller every month as if you were renting the property. A small percentage of that payment is going to go towards your closing costs or down payment for a purchase of the home that will be designated for some period of time down the road. Everyone is allowed one free credit report per year. So one of the things that I recommend that you do today is go and obtain your credit report online for free. There are several sites that do that.
